Our recently completed screened porch and patio addtion in Macon, GA gives this family the backyard space of their dreams.

I always love to watch the homeowner’s reaction when they realize that Archadeck of Central GA is able to make their vision of the backyard they dream about a reality. This aspect of my job is part of what makes it all worthwhile. In the case of these Macon, GA homeowners that is exactly what happened. They had an existing small deck which sat about 12′ above a raised patio that was about 3′ off the ground. The existing outdoor living space was too small to use it the way they wanted to because the sun beat down into all the time, making it cramped and unbearable under the Georgia sun. Their present deck was also in close proximity to a creek that ran through their backyard. Although soothing to listen to, the creek brought an exorbitant amount of mosquitoes into the backyard. When the homeowners contacted us they were ready for a change for the better. Since their previous home had a porch, and they really missed it, they made the decision to add one, they called us to make it happen.

In  order to put together a design that would give the homeowners the most benefit, we had some specific lifestyle needs to consider. The homeowner’s share their home with their children’s family who frequent the home on a regular basis and stay for extended periods of time in the lower level of the home. With this in mind, we needed to design a space that provided separation as well providing a space that could be shared.

Archadeck of Central Georgia designed a space that made all parties involved happy. The project consisted of building a screened porch on the upper level that was much larger than their original space. We designed the porch with ample room for a seating area that would comfortably facilitate a table and 6 chairs, and is still roomy enough for both families to gather in harmony. The screen porch provides a shaded area to escape from the heat and gives the homeowners relief from the mosquitoes coming up from the creek. We installed tongue and groove flooring in the floor of the porch so when you are in the lower level of the updated space you will see the charming flooring used on the porch when you look up. The porch floor serves as the ceiling for the patio below.

The lower portion of the space includes a patio with railing since it sits 3′ off the ground. We also poured a secondary patio adjacent to the initial patio space that leads out into the entry stair to the porch above. This patio is 16″ lower than the other patio which makes the perfect spot to hold the homeowner’s hot tub now located at the lowest end of this patio. The placement of the hot tub makes it easier to get in and out of. We placed the stairs up to the screened porch between the patios which connect to a landing large enough to hold a grill both families can utilize. Archadeck of Central GA only screened in the upper porch but built the patio screen ready if the homeowners ever decide they want to add it.  We also added ceiling fans, electrical outlets and flood lighting to both level of the project for added security and comfort.

The finished space fulfilled the homeowner’s vision of what they had in mind and they are elated with their new outdoor living areas. Their extended family were up visiting just this past week and were just as excited about getting a chance to try out the new space for the very first time. Another job well done!

These Macon residents are lovin’ their Lake Sinclair outdoor living space additions

This Lake Sinclair has become even more treasured by these Macon, GA residents since Archadeck of Central GA added a new screened porch and lakeside deck.

Many times, when you have a summer home, cabin, or lake house; the majority of the time you spend there is focused on the outdoors. The deck and porch are really large compared to the cabin style house. The lakehouse is small because this Macon family spends most of their time outside while there. We designed the screened porch to overlook the homeowner’s existing dock which provides a panoramic view of serene Lake Sinclair. The screened porch provides a protected outdoor space where the family can enjoy the benefits of the outdoors without the hot sun and pesky insects. The new deck was built using low-maintenance composite which will look and function like new for years to come.

The gable roof design on the elevated screen porch ties it into the existing home and looks original to the space. The gable also allows for a higher pitch that gives the airy feel of being outside on a porch rather than inside an enclosed area. The new deck adds extended space for grilling and outdoor living and is connected to the screened porch for ease of access in case the mosquitoes make an appearance.

Give your home a facelift for 2013 with a new or upgraded front porch or portico from Archadeck of Central Georgia

Adding a small structure to the front of your home can make your house look completely different. This could not be more evident than when adding a front porch or portico to your home. The door to your home welcomes not only you in but also welcomes in your guests. Adding to or updating your home’s entrance can make a huge impact on the aesthetic appeal of your home’s facade. In addition, a portico or front porch also serve the practical purpose of keeping you dry on rainy days and, depending on the structure, providing a great place to hang out and enjoy your front yard.

 A better design for structural integrity

Sometimes we are called in to replace an existing front porch. The front porch may be structurally deteriorating, may not be functional, or may be in need of an aesthetic overhaul.

We recently updated two front porches for our customers in the Macon Warner Robins area. These spaces were built with railing atop that gave the appearance of a second level. Many times this design has a tendency to leak. Builders typically don’t spend as much time being careful about water leakage in this type of area because the space underneath is not enclosed. With flat roofs,  if the area is not cleaned off on a regular basis, it will harbor moisture and take on weight to make the area weak and susceptible to rot and decay. On both of these two projects we came up with a design that better suited the existing home and decreased the chance of future rot and decay with a hip roof, and a gable roof respectively.

We also have two other projects that consist of building new front porches from scratch. These homeowners wanted to improve for the aesthetics of the front of their homes. The first home had nothing above the front door which is typical in Williamsburg and Saltbox home facades. In many cases homes they have no barrier above the front door and thus no capacity to preventing wear and tear to your front door. Front doors can take a beating from the elements such as wind, rain and sun. This is especially true if there is a wooden frame atop the door. The panels on the door will buckle and warp over time and exposure. In both of these projects building the front porches also required replacement of the front door because the existing front doors had taken such a beating from ole’ Mother Nature.

It is rare that a single outdoor space has the capability of providing different functions on such a varied scale. By listening closely to the needs of these North Macon GA Homeowners that is exactly what we were able to do. This open porch design that also includes a covered section is a perfect example of a chameleon of outdoor living. Just like the chameleon can change colors to match its surroundings, this outdoor oasis can change within itself to suit the outdoor living needs of the homeowners.

When we initially met with these Monroe County homeowners they had a typical square deck which was not in great shape. The homeowners wanted more space to accommodate their entertaining needs. Since they had guests and neighbors over frequently, they needed to expand their outdoor space to be able to host neighborhood functions easily. Their lifestyle covered everything from block parties to play dates with neighbors and their children. They also had an existing hot tub that was on the patio which they wanted moved to a more convenient location in closer proximity to the homeowner’s bedroom. In essence the space we needed to design had to incorporate intimacy which could also serve as functional space for entertaining with family and friends.

Our design includes an open porch with a covered section and two wings that expand the living space off the sides of the porch. Each wing houses specialized areas to suit the very different functions this space had to master. One wing contains an outdoor kitchen which includes a grill, refrigerator and ample counter space for serving and food preparation. The other wing contains the homeowner’s hot tub. This wing is designed where the bedroom door opens out onto the space. We built a platform to ensure the top of the spa was level with the floor of the deck. We also left one side of the deck wing open with no railing to not interfere with the view of the beautiful backyard from the hot tub, this plays upon the same principles as would an endless pool which is so popular in recreational backyard design right now. Being able to exclude a portion of railing in your outdoor space depends upon the code requirements for your given area.

One wing of the open porch includes a convenient outdoor kitchen with abundant counterspace for serving and food preparation when the homeowners are entertaining.

We took the design of this outdoor oasis a step further with the inclusion of an outdoor ventless gas fireplace within the covered portion. Because the unit is ventless, it also enabled the homeowners to have an enclosed area above the mantel to house their TV. The custom designed area is built from beautiful cypress wood and functions similar to armoire doors, giving the homeowners the capability to open the space when the TV is in use and close it off when it is not.

The decking and railing are completed with pressure treated wood. To add an elegant touch to the railing, we used aluminum baroque balusters which added a defined curve to the railing as well as visual interest. Since the existing home is stucco, we finished the back side of the fireplace in stucco which matches the home perfectly when you look at the house from the backyard. We included plenty of electrical outlets throughout the space, and added low voltage lights next to the hot tub which are flush with the floor. Cypress was also used extensively within the space. We chose cypress not only for its beauty and rustic appeal, but since it is a local material the prices are quite competitive making it less expensive within our market than other traditional materials.

Since the new space included the deck being an elevated space, the homeowners also have the luxury of a dry space area below the deck which they can add outdoor furniture to in order to have additional space for entertaining or whatever their hearts desire. These North Macon homeowners are delighted with their new outdoor living oasis which provides spacious room for a crowd and still offers the flexibility to provide the privacy and ambiance when they want it..

Unlike traditional windows, the Eze-Breeze system does not require a traditional window frame. The window panels are custom-sized to fit your existing openings without expensive re-framing. So you can keep out the chilly wind in the fall without having to build a Sunroom! In addition the vertical 4-track unit  gives you the capability of opening the windows up to 75% of the window area, which is well over the 50% offered by traditional glass products. This feature allows you to maintain the features and view you love about your screened porch by simply opening the windows when you like. Cleaning the windows only requires using a solution of Woolite or Murphy’s oil soap, a soft cloth, and water. It is recommended that you remove your rings, watches and bracelets before cleaning the windows because the vinyl can be punctured by sharp objects. We also recommend a final cleaning with a moderate amount of our Vinyl Cleaner available from your PGT distributor. It will prolong the life of your Eze-Breeze Sliding Panels and reduce static electric charges that attract dust. Never use ammonia, ammonia based cleaners or dishwashing detergents and soaps, as they can harm vinyl. It is recommended to clean the windows twice a year for optimum results. There is nothing quite like the feeling of a covered porch on a summer afternoon.

Are you tired of the hot Georgia sun beating down on you every time you go out to use your deck or patio? Many homeowners turn to us to help them convert their sunny deck or patio into a covered deck, screened porch or  covered patio. We help turn lots of decks and patios into screen porches or covered porches which can represent a substantial savings.

If you have a deck, often at least 50% of your structure can be re-usable in terms of converting it to a porch. In order to accommodate a roof though, most scenarios may require additional footings and larger posts. Even if you are looking to change the size of your area, we can typically use the existing structure and enlarge it which will save you at least 15-30% of the cost.

In using your existing deck, bug control is the key factor in determining if we need to replace the decking boards or install a layer of screen beneath the boards to keep the bugs out of your screened porch. If your existing deck is still in good shape we may only need the screen installed as long as there enough room under your deck for us to install it.

Patios are also sometimes ready to convert to a screened porch. If you have a patio that you are looking to convert and the patio is raised, then in most cases it has the appropriate footings necessary to accommodate the added weight of a roofed structure and therefore we can place the posts on the top edge which will allow you a 30% savings. If your patio is on the ground, it typically doesn’t have turn down footings and cannot accommodate the added weight of columns. Based on your patio’s condition and age this may be cause for an exception. If your patio is 15 years old and doesn’t have a crack , the building inspector may allow us to build atop that. When we construct a flat patio, we typically build in the cost of installing footings underneath it. Depending on the county and city you reside in depends on the individual restrictions.

Other considerations to keep in mind are whether or not your structure has any constraints such as a deck or patiothat has a  restricted tie into your existing home in a certain spot. We are very good at figuring out creative roof tie-ins and many of our customers have told us when they sought the advice of other contractors who told them it couldn’t be done, we have made it work beautifully. It just takes an eye and the desire to overcome obstacles that other builders won’t put the care and thought into. Another key consideration is your accessibility from your porch into the yard. Sometimes move stairs because having stairs leading to a door is awkward at best and could be dangerous so typically we suggest adding a landing for the door of the porch. The width of your stairs also needs to match the width of your screen porch door.

This large Lake Oconee screened porch doubles as a college retreat space

This lakeside screened porch on Lake Oconee, is an asset and heirloom to this entire family and many friends that are considered extended family.

It is not often that a home impacts as many members of a given family and their friends as this one on Lake Oconee does. This family not only uses their lake home as a family retreat but also opens it up to their children’s college friends to access throughout the year. It is no wonder this family wanted a very large lakefront screened porch that spans the entire width of the back of this lake home. The screened porch we constructed doubles as a seating and eating area and in general is a great place to  just hang out. The floors of this porch can often be found littered with sleeping bags as happy college kids abound the perimeter getting a much-needed rest from school.

When we began the project the home already had a lake house deck to take in the views of serene Lake Oconee, but the family said the deck was too hot and “buggy”. The family wanted a large screened porch so they could cool off,  and still enjoy the views of the lake without the bugs. We designed this spacious 14′ x 30’+ porch with just that in mind.

To accommodate the span for structural strength and to add character to the appeal of the lake house we used a metal standing seamed roof. On the interior of the screened porch we continued the use of rustic materials by using Pressure Treated wood throughout the room. The materials compliment the lake view perfectly.

Archadeck of Central Georgia also added a deck off the guest bedroom with stairs on the other end that spill into the yard. Within the screened porch we installed multiple ceiling fans to keep the family and hardworking collegians cool. This Macon GA deck has both functionality and style

Screened porch and new deck, in Macon, GA., has everything the homeowners wanted in an outdoor living structure and more.

When these Macon, GA., homeowners contacted us they were looking for a way to add functional outdoor space to their home. Their first choice was to add a full sunroom, but after careful consideration and weighing all the options, they decided that adding a screened porch and extend their existing deck by adding another side. In most cases a screened porch addition is more economical than that of a sunroom.

A screen porch addition can add at least 3 seasons of enjoyment to your outdoor living enjoyment especially here in the south where our warm days can sometimes extend into the latter months of autumn. These Macon residents will be able to watch the seasons change from spring through fall from their new screened outdoor room. With a screened porch you are protected from the elements as well as from insects. This type of outdoor living structure gives you all the benefits of being outdoors. It also gives you the feeling of extended living space – sort of a backyard living room.

When we installed the screen porch and the re-decking we added some structural support and added the new deck area. We were able to match the brick for the  screen porch to the existing brick used on the home, we even had the brick manufacturer come to the home to ensure a proper blend that would match. This is an example of the painstaking lengths and care we take in each of our projects. The roof for the screen porch is situated between two gables on the back of the home. This was a challenge, which  we were able to make fit beautifully in spite of the obstacle.

The homeowners chose to use TimberTech composite decking material throughout the entire design. The color is similar to the rich tropical hardwood look of  Ipe. Because composite companies often change their colors every year or two, we always leave at least two boards under the deck to safeguard in case there is ever a problem. We used Cabot white stain to match the trim on the home and on the home’s siding. The railing is 6 x 6 posts also painted with the white Cabot sealer with composite rail caps to match the composite used on the floor of the re-decking, new deck area and the screen porch. We finished it up with pyramid post caps which add a little panache to the whole design.

To top it off  we installed a dog friendly  gate onto the deck which swings out to keep those muddy puppy paws off the deck. We also added a hatch underneath the deck on the brick for a storage area.
