: Part of choosing the right builder for your outdoor space is knowing the builder has your best interests in mind.

You have probably often heard the phrases “the early bird gets the worm”, or “Johnny on the spot” in regard to being eager and motivated and getting things accomplished. While being the early bird is a plus in many aspects, being too eager and not factoring in important details can mean that being first in line can pan out last. As an outdoor living space builder I get asked all the time during the first meeting to guess a ballpark figure of how much a project will cost. One of the worst things I can do is throw out a number. Here’s why.

Archadeck of Central Georgia does all of our pricing through a computer and innovative software that dictates price through pricing models. These pricing models take into account the width, depth, height off the ground, shape and various material needs in each project we do. It is a very sophisticated, yet accurate process, and I am constantly amazed at how bad my guesses are once I have compared them with the computer results. I have been designing and building outdoor structures since 1999, and even with my background and experience I guess too high on one out of three quotes, too low on one out of three and in the ballpark ( but not a home run), with one in three! With this in mind, the worst thing I can do is guess at a price or set a homeowner’s expectation on something I cannot deliver.

In our last story, we discussed how a design can dictate the price. The real question that needs to be addressed prior to throwing out any numbers is how much you want to spend on a project. Archadeck of Central GA ask three important questions prior to giving any quote to ensure the customer gets the space they want at the price they can afford.

Before you go to any car lot, you know if you are looking for a Chevy or a Lexus. Before you go shop for homes, you know whether you are looking for houses priced at $250,000 or 500,000 just to name a couple examples. You don’t expect the Lexus dealer to give you a Chevy but you do need to know the range of investment and the level of quality you are seeking.

The three questions that any quality, experienced builder should ask their customer are:

#1) What do you want the project to look like?

#2) What function do you want to project to deliver?

#3) What is your economic investment? This ensures we can stay within the price range of what the homeowner is looking for.

: Deciding which primary aesthetics and function(s) you want in your intended outdoor space is just as important as knowing your budget.

In retrospect, if I am not able to get a homeowner to provide me with the answers to these three crucial questions, I typically do not get the work. It is however, not uncommon that there has to be some give and take on at least one of these areas. Archadeck of Central GA has built projects that are $4,000 and also projects in excess of $70,000, so we expect some grey areas. The purpose of getting a customer to answer these questions is important because it gets clients to think about their situation which helps them determine how much money they are willing to budget for a their project because that is the question I cannot answer for them.

When you are comparing prices from one project to the next, unless you have written specifications and a drawing, or rendering, as well as methodology of the intended construction, then it is hard to only compare price. In the commercial world of building and design, architects design to certain specifications. These specifications are sent out to those bidding on the jobs and each contractor involved has to compile and deliver a quote based on the same specifications. This method ensures the purchaser knows that they comparing apples to apples and can make a well-informed decision based on the price supplied by those quoting the project. In residential outdoor design, the homeowner rarely if ever hires an architect. Therefore the customer and builder must work together towards a common goal and the builder must have ways to articulate exactly what their project includes.

Before you decide to go with the contractor who is the quickest to quote your project,take heed and proceed with caution because the ultimate success and happiness of your outdoor living space project is all about communication and details- something the “Johnny on the spot” builder is not prepared to deliver.

One of the most common questions I get from homeowners is “how much will it be?” This usually occurs during the first few minutes of my initial consultation with a prospective client and I have even been asked the same type of question over the phone when setting up the appointment for the initial consultation. I’m asked questions like “what is the square foot price” or “can I have just a ballpark figure?” I have to say, it still surprises me that so many homeowners assume coming up with an accurate quote for their anticipated project is as cut and dry as determining a price before we have even had a chance to factor in many important elements. After all, you would never dream of going to see a real estate agent and telling them you want a 3 bedroom, 2 bath home without first discussing your budget or the amenities you want the home to include, i.e.: neighborhood, one story, two-story, brick, or siding (just for starters). Asking what the price is before taking all details into consideration is nothing short of driving to the car lot and asking how much the car you have in mind costs per pound!

The report covers projects ranging from re-roofing your home to updating your kitchen and everything in between. The reports are specific to major metro areas. The Atlanta report is relevant to the Central GA region. The report describes a typical 16 x 20 deck addition with standard construction of a simple style with a built-in bench and planter and assuming 3 steps to grade. The 2022 report indicates an average job of this status in Atlanta, GA will cost $16,558. The same report also contains pricing based on composite (low-maintenance) decking options at a cost of $23,259.

While you might expect that an experienced reputable custom builder might cost more, in both cases our price would likely beat the ones specified.

AZEK vs. Fiberon vs. TimberTech for your Macon Warner Robins deck or porch?

Which line is the best? AZEK? Fiberon? TimberTech? You probably guessed that the answer starts with… it depends. When synthetic woods first came out, they only had composite materials which combined wood fibers with plastic – hence the word composite. Some of the composite woods had problems based on the formulation and the materials that were used. Since then, the composites on the market today have the benefit of many years out on the market, product improvement, and enhanced designs.

Not only do low-maintenance composite products last longer but they are easier to clean. And, they provide a great warranty. In a six-year period there were an estimated 179 deck failures which resulted in 1,122 injuries and 33 deaths. In many cases a cut rate builder will not offer references to avoid the homeowner learning the truth. That may be proof they have something to hide.

These Macon residents are lovin’ their Lake Sinclair outdoor living space additions

: This Lake Sinclair has become even more treasured by these Macon, GA residents since Archadeck of Central GA added a new screened porch and lakeside deck.

Many times, when you have a summer home, cabin, or lake house; the majority of the time you spend there is focused on the outdoors. The beauty and tranquility of the outdoors is what draws homeowners to owning this type of residence. That is exactly the case with the lakehouse on Lake Sinclair these Macon, GA residents own. The lakehouse is the family’s escape from work, schedules and obligations. A little forward thinking on behalf of this Rivoli Rd., homeowner proves smooth sailing towards a new sunroom and deck addition by Archadeck of Central GA

Archadeck of Central Georgia just finished this beautiful deck and sunroom in the Rivoli Road area of Macon. These homeowners had been thinking of adding a sunroom to their deck for a number of years. They even planned to the extent that when upgrading their home’s existing HVAC, they built in the capacity for the new room they would be adding This decision made the sunroom addition run smoother because of the planning on the part of the homeowner.

The homeowners had a deck with a screened lanai over the top. The space was 10 years old and had met their outdoor living needs for awhile. But, they envisioned a space they could utilize year round. With their lanai, they were subjected to the weather at all times including the humidity and the pollen that go along with Macon summers! We demolished the existing deck and lanai to start from scratch.

The new space includes a sunroom with a brick wall around the bottom to match the original home’s skirting. The sunroom includes huge glass windows that use a four track system allowing the homeowners to take advantage of the view and the breeze. The 10 foot windows can be easily opened to expose 3/4 of the screen. The entire space is insulated including the two large insulated glass triangles which were placed in the gable end of the sunroom to maximize the sunlight that comes into the space.

In the sunroom’s interior we finished the space using charming bead board on the interior walls and on the closed rafter ceiling. We also designed the door to swing out so as to not take up space within the sunroom. The homeowners are going to paint the interior walls the same color as their vinyl siding and they are also going to install a tile floor.

In addition to the stunning sunroom, we built a low maintenance deck attached to the space. We used Fiberon Pro-Tect decking in gray on the new deck which provides the perfect spot for the homeowners to grill. The existing home did not have gutters, nor did it need them in the past. In order to keep water from splashing on the new deck after it rains we installed gutters above the new deck space.

These Macon, GA homeowners are elated with their new space. This project proved the ease of transition that is possible when the homeowner plans ahead to factor in the vision of future outdoor space amendments. The prizes for the contest are at three levels. The grand prize is a custom outdoor space with a value of up to $70,000! The 2nd prize is a deck renovation with a value up to $7,000, and the 3rd prize is a outdoor lighting package with a value of $3,000. Each of these will provide a lovely improvement to your backyard and further years of outdoor living enjoyment. Homeowners can enter the contest via Facebook by liking the Archadeck of Central Georgia Facebook page and clicking on the icon that reads “promotions”. Once inside the entry portion of the contest you will need to provide a photo of your existing outdoor space and supply a description in a maximum of 200 words to describe the ideal of your dream outdoor space.

The contest began on February 1st and submissions will be accepted through April 23 of this year, 2013. At that time, two finalists will be chosen for the months of February, March and April. From these six finalists Facebook users can then vote on their favorite to help us determine the winners. Voting will open on 4/23/13 and end on 4/30/13. In May the winners of all three levels will be announced.

: Screened porches as well as hardscape designs such as patios and outdoor fireplaces remain at the top of many homeowner wish lists as we look to 2013.

Each of us starts off the New Year with aspirations and hopes of improving our lives in the upcoming year. These improvements can include freeing ourselves of bad habits and making changes to improve our health and appearance. Many homeowners begin making changes that will improve our lives and our lifestyle. Adding and upgrading areas in and around your home to get more enjoyment out of your home is at the top of many homeowners’ lists. With this in mind, Archadeck of Central Georgia has compiled a summary of what we see for hot building and design trends for 2013.

Building and design trends in outdoor living for 2013

We are continuing to watch the screened porch market grow. This is especially true when the screened porch becomes a room that can be utilized for 9 months out of the year or even longer with the inclusion of an outdoor fireplace. This is an inexpensive way to add a big living space to your backyard and home.
Hardscapes will continue to be a growth area for us in 2013. Patios are becoming more and more popular in the Central GA market. We expect growth in the higher-end patio build and design market which includes outdoor fireplaces and outdoor kitchens. This is an ideal choice for a patio home with a flat yard or those homeowners who already have a concrete patio which is too small or does not provide adequate function.
Among the top choices for hardscapes is Belgard’s Chattahoochee blend. This beautiful blend contains purples and browns. We continue to get requests for this color, in particular because it contains enough brown to hide dirt effectively.
Multi-area outdoor spaces will continue to grow as well. Multi- area spaces and outdoor living combinations provide multiple uses for one space. People will continue to want to build more outdoor kitchens, and fire pits. These areas can be used on patios and decks to increase the length of usable time for the space.
Fire pits continue to grow in popularity within our market. Not only is the fire pit a relatively inexpensive way to add ambiance and rustic beauty to your outdoor setting, but people really love them.
Interest in composite and PVC (synthetic) decks will continue to grow in popularity in the New Year. Adding a synthetic deck make sense for less maintenance and maintaining your deck’s beauty and value over time.

Screened porches continue to be one of the most requested outdoor spaces for 2013.
AZEK PVC trim boards have started to become popular for people who also want a more finished look to their outdoor space. We can use these to wrap the deck, edge band, column posts and risers in white. Most houses have white windows and trim so the white PVC finishes match really nicely.
A great way to add pizzazz to a deck without adding really expensive custom elements is to use a two-tone color design. This can be achieved with an outline, or even parting boards. This kind of design trend adds little additional cost to the homeowner and adds loads of personality to your deck.
One thing we’ve seen is a great deal of repair work that has been put off with homeowner’s existing outdoor spaces because of the recent economy. The economy is improving and if you are thinking of selling your home, the needed repairs will have to be addressed in order to place your home on the market. Personally, I have seen a number of decks that need repair so we foresee a great deal of safety inspection and repair work in 2013.
Beyond minor repairs, we anticipate there will be some re-decking without changing the size and shape of existing decks as well as adding new railing to many decks to improve the salability of homes. Re-decking can be a valuable way to add beauty and longevity to your deck, this is the case whether you are staying in your home or plan to sell in the near future. Deciding to upgrade to a synthetic will add value over time, and will leave you more time to enjoy your outdoor space without the worry of constant maintenance.
With existing screened porches we are seeing the popularity of converting their screens to EZE Breeze windows. This is the case with many porch owners because it extends the amount of time you can enjoy your space.
