The end result, as you can see above , is reminiscent of a variegated stone outdoor stage platform – perfect for outdoor fun and play.

In addition to the expanded patio which accommodates several seating and dining group areas, we walled in the outer perimeter with a stacked stone built-in semi-circular seating bench.

At the farthest point of the circular shape, we built a highly customized fire pit that accented the look, feel, texture and tone of the paver patio.

This inspiration actually came from photos the family viewed online at Archadeck.com. Hence, we took that inspiration and replicated what they had in mind. Cool, huh?

As our conversation continued during their free design consultation, dad asked, “Can we please also add a grilling station? I’d love to finally retire my old and faithful Weber charcoal grill and have a gas line installed to make it more convenient to barbecue.”

Are Pavers a Good Material for Patios in Central GA?

paver patio pool patio hardscape  warner robinsAre you considering an outdoor space this summer?  Perhaps, you have one and want to add to it?  If so, you will want to consider making that space work with your home.  You don’t need to match the material with which your home is made.  Perhaps you want a complimentary look to highlight both your home and your new outdoor space.

Patio Materials:

There are several material options available for creating a patio.  In the past, concrete was one of the few options available.  It was chosen for its durability and low cost.  Homeowners are finding out that pavers and modular components used with pavers can provide many more features than concrete.  Pavers have a lower cost of maintenance over time and add flexibility in extending patios or adding modular components to them like fireplaces.

When considering making any addition to your home, it’s important to think about the life span of the addition and also the short-term and long term maintenance. With patios, no matter how well the ground is prepared initially for pavers or concrete, further settling can sometimes result.  Unlike concrete, pavers can be reused after the ground is prepared.  Pavers can be removed individually and the ground can be leveled and compacted again.  Once completed, the same pavers are placed again in the prepared area.  Pavers that crack can be replaced individually, thereby reducing cost.

When concrete settles, it will crack depending on the amount of settling.  The ground can’t be repaired under concrete unless the concrete is removed.  When replaced, the new concrete will likely not look exactly like the existing concrete in the surrounding area.

If settling drainage is an issue with pavers, the ability to remove and fix ground issues is another advantage.  When concrete has a drainage issue, it must be lived with or the concrete must be completely replaced in order to correct the issue.

Archadeck building a paver patioIn addition to considering long range issues with your new space, you also want to consider unavoidable construction disruption to your yard. If you choose concrete, concrete trucks are heavy and need to get right next to the work area to pour.  Tire ruts can be created in lawns and at the work site.  If the work site is away from a paved road or driveway, it may need to be pumped by a second truck to the work area (behind the house, on an inaccessible side of the yard, etc.) which can double the expense of the concrete.  Likewise, if you choose pavers,  trucks will need to deliver gravel and sand. The farther away from the work area these materials are dumped the more “wheelbarrow” labor you will incur. These are all considerations when planning to build.

Occasionally, homeowners who like the look of stone pavers will use stamped concrete to emulate a stone pattern or a paver pattern. While this does provide a cost advantage, it’s not always possible for a faux technique to look exactly like what it’s trying to emulate. In simpler terms, the only thing that will look exactly like a stone patio or a paver patio is a stone patio or paver patio.

The Size and Areas of Your Patio:

If the site where you want your patio is not level, you may think you are limited to a small area.  If the site is too small, you may feel you may not get the function you are looking for in creating you outdoor area.  That doesn’t have to be true, especially with pavers.

hardscape firepit-warner robinsDesigning a patio with different levels may add to the function of your outdoor space in ways you haven’t imagined.  Creating a casual seating space for conversation and relaxation on one level and an eating area on another is just one example.  Hardscapes can now serve several functions, similar to the different rooms in our homes.

In a multi-level space, again pavers shine.  Being smaller and using pavers with various purposes, the color and design of a flat or multi-level patio will look artfully designed.  Steps, walls, sitting walls, modular components like fireplaces, etc. will all have the same look and texture.

What are your choices if you want to build only one level of your outdoor space today?  What choices do you have if you choose to expand an existing flat patio later?  Pavers are a good choice in both situations.  Pavers can be matched years later so that the color and texture are the same.  When it comes to recognizing that it’s an addition, no one will be the wiser.

Archadeck of Central GA discusses how using hardscapes can increase poolside pleasure!

macon-above ground pool-deckWarmer days are just around the corner and now is the time of year when many Central Georgia homeowners are starting to plan the addition of a new pool or planning to update their pool area. Archadeck of Central GA explores some of the choices for turning your poolside area into pure paradise!

The first element to consider is whether you have or will have an in ground or above ground pool. Above ground pools are generally less expensive to install, but they are not nearly as big as an in ground pool. If you decide to build a deck space to encompass the entire area around an above-ground pool, the costs can rapidly increase  making the combined cost of pool and deck more expensive than an in ground pool.

The topography of your backyard may determine the type of pool you have as well. If the yard is sloped and grading is not financially feasible, then an above ground fiberglass pool may be the answer. A deck is typically the only way to provide usable space here.

When choosing an in ground pool, the most common construction for the space around is concrete. Usually a pool contractor will recommend using a product like Kool Deck. This is a thin coating that goes over the top of the surface of the concrete to keep it cool on your feet. The problem is that it doesn’t adhere to the cement well and will eventually come off. There are two problems with all concrete: it cracks and it cracks! When water  gets in these cracks it then gets underneath the Kool Deck. All it takes is a freeze to cause the Kool Deck to pop loose. Archadeck of Central GA offers a better alternative that will increase the beauty and function of your poolside area for years to come.

We recommend adding concrete pavers around your pool. They are frequently used for pool decks and are durable, versatile, affordable and tough. Pavers have many qualities making them the perfect choice around a pool. They are salt resistant, slip resistant, and chlorine will not affect their colors. The joints between pavers will take on moisture and leave the pavement cooler under foot.  However, like any colored material, the darker colors tend to retain more heat than lighter colors. Another advantage of using pavers is that even in the event of a paver breaking, it’s easily replaceable. There are tons of styles and colors of pavers to choose from expanding the choices of the look you wish to achieve. Adding pavers is easy to do when your pool is under construction. Archadeck of Central Georgia builds an open porch in Warner Robins GA that opens up a world of outdoor living possibilities for these homeowners

Take a look at our recently completed project in Warner Robins GA. Our assignment was to come up with a roofed outdoor design to convert a patio into a covered patio/open porch. The homeowners had a raised concrete patio with brick skirting. The homeowners shared their need for relief from the hot sun that constantly beat down on the patio. They wanted a refuge from the heat and a place to cool off and relax after a swim in their backyard pool which is a few short steps away. They wanted a shaded area on the patio so they could utilize the space for what it was meant for.

Several other builders looked at the project and each informed the homeowner that the design they had in mind just wasn’t possible. The biggest issue was the way the design and structure would attach to the back of the house. The home’s interior had a 2-story cathedral ceiling so there were no floor joists to connect to. In order to accommodate their desire for a covered porch space, we had to design a dual roof tie-in to make the structure fit. We used a combination shed and gable roof. We had to do some really unique things to make the structure sound. These included adding collar ties and using some innovative corner posts to support the roof. We then shared the drawings with the local inspector to have the design blessed before we began. We also contacted the county to make sure the footings were inspected properly. Many contractors would not have gone the extra mile to ensure approval of the design. Archadeck of Central GA always takes extra measures to ensure our projects will be approved by inspectors when we’re finished.

The guttering feeds down into two rain barrels enabling the homeowners to use the water collected for other purposes within the landscape — the new addition is built with an eye on recycling natural resources with less of an impact on the environment!

The project integrates the wrought iron railing and large columns that were already part of the existing patio. The completed structure is very large and quite dramatic. It adds loads of beauty and appeal to the home, the pool and the landscape. Avoid the hurry up and wait mentality when it comes to bringing your outdoor living space dreams to life this Spring with Archadeck of Central GA

Lots of things in life come with a “hurry up and wait mentality”, but designing and building your outdoor structure should not be one of them. Here at Archadeck of Central Georgia, we cannot stress the importance of not waiting until the arrival of spring to think about planning and building your anticipated outdoor space. This is especially important if you want  to enjoy your space in time for the outdoor living season ahead. Homeowners often ask us when is the optimum time to plan on having us build their outdoor structure? the answer is, there is never really a wrong time to begin your outdoor living space project, but there are advantages to building during the winter months.

Unlike being at the fever pitch of the outdoor living season, when the climate and timing is more conducive to utilize your space, winter construction has a shorter wait time. Gaining approval through HOA’s and permitting will take less time. The backlog for materials and labor is also smaller which makes the wait-time minimal in most cases. Making the decision to build now will ensure being able to enjoy the benefits of your new structure sooner and in plenty of time for warm weather. Keep in mind, when dealing with a quality builder wait times can be longer, especially during the busy Spring season. Deciding to begin your project now can reduce those wait times by half or more.

In some cases building your structure in the colder months can save you money too. You may see a decrease in the price of materials during the winter, a good example of this is lumber which is generally less during the winter because of supply and demand. In addition, if you intend to finance your new outdoor structure, the interest rates are extremely low right now. Our current standing in the economy can mean a lower payment each month on your new structure. Lower interest rates can save you a tremendous amount of money in the long run.

Choosing to build now will  also impact your lawn, landscape and lifestyle less than if you chose to build during the spring and summer months. Wet turf damages more easily, as does turf that is under heat stress from temperatures and higher humidity. Building in the colder season will ensure you avoid both of these obstacles. It is also important to note that along with perennial grasses, most shrubs and plants are in their dormant stages during the fall and winter. During dormancy, these plantings are less likely to experience damage from having to be trimmed, pruned or altered to accommodate the addition of a backyard space. Construction during the winter, when plants are in dormancy, will cause less of an interruption in your life since most people use their yards less during these months. This means the noises and materials will be less of an annoyance than they would be when you are using the yard a lot during the spring and summer months. Out of sight means out of mind.

When considering getting your outdoor structure project underway, timing can make a huge difference in the outcome. Our timeline on starting new construction has a quicker turn-around time during the winter than many would think.

From the time Archadeck of Central GA initially schedules your consultation you can expect to wait only one week to meet with us in person to discuss your ideas, and another week to put together your proposal. Once we have agreed upon your design, the backlog to break ground is about two weeks right now. The backlog will begin to grow the closer we get to spring. If you want your outdoor structure completed in April for example, it is imperative to start planning your project in January or February to ensure that goal is reached. These estimates are based on the type of outdoor structure you have in mind as well, as decks take approximately two weeks to complete, and porches can take up to four weeks.

This Warner Robins sunroom turns out being more than these homeowners had ever hoped for in terms of value and design

These Warner Robins homeowners have a zest for outdoor living. Their large beautiful lot includes a serene backyard pond. The only downfall to having the pond is the number of mosquitoes it brings into the yard. With this in mind, these Warner Robins homeowners decided to add a screened porch overlooking the pond. The family decided that maybe they would benefit more from a sunroom because they wanted air conditioning and the other amenities that a screen porch could not provide. Once they confirmed their decision to add a sunroom addition, they began the contractor search. They reviewed the project with different builders for almost two years before contacting us for a consultation.

When contacting us, they shared the quote they were given to build the project. During our consultation I realized that the quote was way out of line being almost twice what we thought it would be. After we began discussing what they wanted, which was actually quite modest in comparison, we were able to quote a sunroom and pergola addition with an adjoining concrete patio for less than half of what the other guy quoted for the sunroom alone.

The sunroom was built using large insulated sliding glass windows for comfort and convenience within the space. The homeowner has the ability to slide the panels where the windows are 75% open so the space can function as a porch. They can also close the panels and run the A/C and heat at their discretion. There is a wall unit A/C unit and a radiator to provide constant comfort control within the space year round.

One thing is important to know about heating and air. People sometimes assume they can just tie a sunroom or interior room addition into their existing unit with no repercussions. This rarely bodes well as A/C units are designed for the square footage of the area they are serving. If the A/C unit is too large for the square footage it will cycle on and off too often causing wear on the unit leading to damage to the compressor. On the flip side if the A/C unit is not large enough it will run all the time in an effort to “keep up” and most likely just quit working way before its’ expected lifespan. So unless the HVAC unit is designed to take on another room, it is best to use a freestanding unit or alternate heating and cooling source for a new sunroom or room addition.

The sunroom interior features a bead board ceiling and walls. Bead board does not dramatically expand and contract as it doesn’t hold moisture like drywall and other interior finish mediums so there is no worry of damage from temperature changes. The homeowner is planning on painting the bead board walls and staining the ceiling of the sunroom. They also plan on installing a ceramic tile floor. It’s not uncommon for us to leave painting and flooring to the homeowner. The price we would would get from a subcontractor would likely be the same that the homeowner would get. We let our clients know that so they can contract the finish painting and tiling themselves if they desire.

The design of an outdoor space is what controls the price point. If you dramatically change the size of your intended space, that will influence the cost. However, project changes don’t always cause an increased price. Dimensional changes like making up some of the size in length rather than width can actually drive the price down instead of up. Archadeck of Central Georgia reveals the top 3 ways to perfect your patio

Many new or previously owned homes are built with a small concrete inset patio on the back. These consist of a rudimentary concrete floor that extends out six to eight feet and in some cases they may be covered. The dynamics of one of these boringly basic patios is they are not big enough to enable function. They are not large enough for a formal eating area or a formal seating area making them an area that lacks function or direction. In these situations Archadeck of Central Georgia can extend your patio insert out to make it more functional. Extending a “builder grade” generic patio like this can also open up a world of possibilities to further enhance this living space making outdoor living more advantageous and making the space more aesthetically appealing.

In general, homes that have this type of patio inset are usually built on a slab foundation. To make your patio more open to extension and enhancement we suggest pouring additional concrete to this area or adding a paver patio. We can make the area more spacious by adding more floor space of even adding a roof. Another option is to screen in the existing area as is and add more additional floor space outside the bounds of the patio. Once you make the decision to improve upon your inset patio, there are many options available to enhance the area and nurture it into the patio space of your dreams. Creating a safe haven

Adding a protected structure such as a screened patio is a perfect way to enhance your backyard patio.

Protected outdoor spaces such as screened patios and 3-season rooms offer a refuge from bothersome insects such as mosquitoes and the dangerous UVA and UVB rays from the sun. Central GA summers can be humid and hot to say the least. Turning your boring patio into a protected area can easily be accomplished with aluminum or traditional wooden structural reinforcements. One consideration is to choose a roof style that will work well with your existing home. Roof lines are important when adding a roofed structure because you want your roof line to work well with any existing windows, doors, dormers or other bump out features of your home. Adding another level of convenience is an option by choosing the addition of an Eze-Breeze window system. These systems turn your screened porch into a 3-season room with sliding vinyl window panels that give you the option of choosing how much or how little window to utilize. If you want to keep the feel of an open space and still gain protection from mosquitoes, then adding mosquito curtains to your covered patio design is also a viable option.

If you have a patio and you want to build it up to include a porch we can inspect your footings to ensure they are sound enough to hold a porch. If your home is built on a slab the thickness is generally 3.5″ to 4″ thick and footing would have to be built on top of the slab to create a porch. Many times with patio porches, homeowners choose to leave the floor concrete and use indoor/outdoor rugs to cover the floor. This is a great idea and can also be a means to pull color and texture into the space. If you aren’t really into that look then we can cover the concrete with pavers. We have access to the thinner pavers that are used to cover concrete patios for this very reason. We have had great results from this product.  The biggest difference in choosing a concrete or paver patio versus a traditional wooden structure is the price point. Another factor is the distance of your front yard (or your driveway) to your back yard. Easy access to the rear of your home with a truck full of materials is a big deal. Having a way to easily get them where they need to be is a huge consideration.

  1. We are continuing to watch the screened porch market grow. This is especially true when the screened porch becomes a room that can be utilized for 9 months out of the year or even longer with the inclusion of an outdoor fireplace. This is an inexpensive way to add a big living space to your backyard and home.
  2. Hardscapes will continue to be a growth area for us in 2013. Patios are becoming more and more popular in the Central GA market. We expect growth in the higher-end patio build and design market which includes outdoor fireplaces and outdoor kitchens. This is an ideal choice for a patio home with a flat yard or those homeowners who already have a concrete patio which is too small or does not provide adequate function.
  3. Among the top choices for hardscapes is Belgard’s Chattahoochee blend. This beautiful blend contains purples and browns. We continue to get requests for this color, in particular because it contains enough brown to hide dirt effectively.

Home improvement projects are idealized all over the media to make projects look easy, even for a novice. The truth is there are certain projects that need to be done by a professional in order to get the best result. One of those projects that are best left to a pro is installing a paver patio. To an amateur, at first glance, it may appear to be a simple task laying out pavers right? Properly installing a paver or hardscape patio is much more complicated than it seems. There is a great deal more to building one than laying some sand and pushing pavers into the ground.

Taking on a task of this magnitude requires knowledge and experience because each patio requires different measures to ensure it lasts and lives up to your expectations. The area you are considering for placement of your patio may need amending to build it up, or in some cases even removing a portion of the soil to make certain the patio is positioned and constructed properly. One common misconception about installing pavers is all you have to do is lay the pavers down on the ground and tamp them down and all is fine. The reality is it may be fine for a short period of time but the ground will move and shift causing the pavers to sink and rise resulting in uneven spaces, trip hazards, and a giant mess. Paver patios require a solid foundation just like building a home or other building requires.

There is an art of precision in properly installing pavers. The Dutch perfected and modernized the art in the 1940 s with the Holland Stone Paver. If pavers are installed properly then they can last a lifetime. Take for example the renowned hardscape expertise and craftsmanship used in creating the Great Wall of China. Archadeck of Central Georgia uses the same process and principles used in one of the greatest wonders of the world, in our paver patio construction today.

Our first step is to begin with a solid base, or foundation, to work from. We achieve this by applying a 4 inch aggregate base with an additional inch of sand for the pavers to sit in on top of our foundation. These are compacted with a sled tamper to ensure no movement or settlement in the future. The solid base will ensure the patio will remain flat indefinitely and will keep it from being subjected to freezing, thawing and other soil conditions caused by the rain. The ICPI (Interlocking Concrete Pavement Institute) sets the standards by which paver patios and walkways are constructed. Normally paver patios include a slight slope in order for water to run off. We can also use permeable pavers which allow the water to travel through the pavers. Many times permeable pavers are the perfect answer for yards that cannot be covered in concrete for rainwater runoff by building codes of that area. If you have an area where drainage is not possible, such as a pool or close proximity to a neighbor then these pavers are the perfect answer.
