Our Recent Deck and Screened Porch in Wellington Allows Unobstructed View and Unlimited Enjoyment!

This project is located in the upscale townhome community of Wellington. One of the obstacles when designing an outdoor living space for a townhome is the number of restrictive covenants often associated with these type of properties.  This project required that all the covenants be strictly abided by which included the materials used in the design match those of the existing home.

When we consulted on this project, the property already had an existing pressure treated deck. The homeowner’s wish was to upgrade their existing deck to a screened porch and still retain a deck space for increased outdoor living options.  The main obstacle to address was their desire to retain a clear view of their beautiful backyard while still having privacy, especially since their existing deck design gave them a clear view of the surrounding neighbors.

With all the prerequisites in hand, Archadeck of Central Georgia got to work on perfecting the space the homeowner’s had in mind.  We were able to retain the beautiful views into the backyard and still secure privacy through the installation of a vertical lap privacy screen.

You will notice that the new screened porch is almost a perfect square design and is longer, taller and deeper, than most traditional screened porches. The reason for this innovative design is two-fold; one was to keep the eaves from coinciding with the transom window located on the back of the home and the depth of the porch helps facilitate more room within the porch while staying in accordance with the restrictive covenants.

The new deck was built using pressure treated pine on the old deck frame which only needed minimal reinforcement through the addition of a few beams. The new stair direction enhances the open feel of the space and lattice skirting retains the traditional feel of the property. There is even a nifty storage area under the new screened porch perfect for storing garden tools and equipment.

The interior of the screened porch features an open gable end and open rafter ceiling. We also installed electrical outlets and a ceiling fan to help keep the space cool during the summer months.

The homeowners are elated with their new porch and deck duo! They are thrilled with the open feel of the space that allows unencumbered views while retaining their backyard privacy — truly the best of both worlds!

Lots of things in life come with a “hurry up and wait mentality”, but designing and building your outdoor structure should not be one of them. Here at Archadeck of Central Georgia, we cannot stress the importance of not waiting until the arrival of spring to think about planning and building your anticipated outdoor space. This is especially important if you want  to enjoy your space in time for the outdoor living season ahead. Homeowners often ask us when is the optimum time to plan on having us build their outdoor structure? the answer is, there is never really a wrong time to begin your outdoor living space project, but there are advantages to building during the winter months.

Unlike being at the fever pitch of the outdoor living season, when the climate and timing is more conducive to utilize your space, winter construction has a shorter wait time. Gaining approval through HOA’s and permitting will take less time. The backlog for materials and labor is also smaller which makes the wait-time minimal in most cases. Making the decision to build now will ensure being able to enjoy the benefits of your new structure sooner and in plenty of time for warm weather. Keep in mind, when dealing with a quality builder wait times can be longer, especially during the busy Spring season. Deciding to begin your project now can reduce those wait times by half or more.

In some cases building your structure in the colder months can save you money too. You may see a decrease in the price of materials during the winter, a good example of this is lumber which is generally less during the winter because of supply and demand. In addition, if you intend to finance your new outdoor structure, the interest rates are extremely low right now. Our current standing in the economy can mean a lower payment each month on your new structure. Lower interest rates can save you a tremendous amount of money in the long run.

Choosing to build now will  also impact your lawn, landscape and lifestyle less than if you chose to build during the spring and summer months. Wet turf damages more easily, as does turf that is under heat stress from temperatures and higher humidity. Building in the colder season will ensure you avoid both of these obstacles. It is also important to note that along with perennial grasses, most shrubs and plants are in their dormant stages during the fall and winter. During dormancy, these plantings are less likely to experience damage from having to be trimmed, pruned or altered to accommodate the addition of a backyard space. Construction during the winter, when plants are in dormancy, will cause less of an interruption in your life since most people use their yards less during these months. This means the noises and materials will be less of an annoyance than they would be when you are using the yard a lot during the spring and summer months. Out of sight means out of mind.

When considering getting your outdoor structure project underway, timing can make a huge difference in the outcome. Our timeline on starting new construction has a quicker turn-around time during the winter than many would think.

From the time Archadeck of Central GA initially schedules your consultation you can expect to wait only one week to meet with us in person to discuss your ideas, and another week to put together your proposal. Once we have agreed upon your design, the backlog to break ground is about two weeks right now. The backlog will begin to grow the closer we get to spring. If you want your outdoor structure completed in April for example, it is imperative to start planning your project in January or February to ensure that goal is reached. These estimates are based on the type of outdoor structure you have in mind as well, as decks take approximately two weeks to complete, and porches can take up to four weeks.

This Warner Robins screened porch takes poolside enjoyment from fun to functional for these homeowners

When Archadeck of Central GA met with these Warner Robins, GA homeowners they were in the process of planning for a backyard pool. With their new backyard addition in mind, the homeowners realized that the existing deck adjoining their home was not going to be adequate in providing a spot to aid in utilizing the new pool. The family realized they were missing a shaded area near the house where they could cool off on those balmy Georgia afternoons while enjoying the pool. As discussed during our initial consultation, the homeowners were on the fence about choosing a pergola, for its shade and aesthetic benefits, or a screened porch. This family soon realized a screened porch addition would make the most sense for their particular situation. The homeowners also realized they desired an area that was bug free where they could dine outdoors in comfort and watch the kids playing in the pool without burning up.

Once the homeowners made the decision to move forward with a screened porch addition, we then began to scrutinize how big the porch should be. The final dimensions of the space come out 14 foot which allows plenty of space to hide the pool pump behind the porch. Since we were at the residence the same time as the pool company, we were able to coordinate our project with that of the pool addition. Archadeck of Central GA ended up finishing the screened porch at nearly the same time as the pool was completed. This resulted in the family only having to endure one construction, minimally disrupting the turf and their lifestyle. We always strive to work in unison with your landscaper and your pool or spa installer to ensure every detail is accounted for and to help better facilitate each phase of your project to minimize the impact of having two separate projects at various times.

The screened porch is built from pressure-treated pine and features a diagonal floor which adds visual interest. Archadeck of Central GA decided a roof tie-in design would work best since the addition had to be tied into the fireplace. The ridge beam flows into the existing chimney which required special engineering. Most builders would not have taken on this project because of the structural engineering and planning required to make the design cohesive- for us it is just another day at the office!  The porch interior features a rustic open rafter design that adds loads of charm. We also installed two ceiling fans on the interior of the porch instead of one to ensure proper ventilation.

In addition to the porch addition, these Warner Robins homeowners also wanted a gravel stepping stone pathway that led from the pool to the door. They also wanted to avoid a landing which would block the view from inside the kitchen. So we designed the stairs to lead into the porch without a landing and special ordered an in swing door to add more space and provide better traffic flow in and out of the porch. Very few companies make in swing doors, being a rarity; they are custom made as a special order item.

This system provides floor to ceiling visibility for panoramic viewing. The windows are safe when installed in dimensions of over 10 ft. and provide shatterproof enjoyment because they bounce back from backyard collisions such as the occasional pop fly ball when playing backyard baseball.  These vinyl windows are extremely durable and rugged 10-mil vinyl glaze panels. Choosing the right contractorIf you are considering remodeling, and especially if the remodel you have in mind includes the addition of an outdoor space, calling a home builder is probably not the best idea. Home builders are just that; home builders. They specialize in the aspects that go into building a home and the specialized components involved in getting the house to closing. Homeowners look to me for guidance in choosing the right roof style for their porch addition. When it comes to the subject of roof styles, sometimes what the homeowner visualizes isn’t a viable option for their porch. Taking the existing home configuration and any second story elements into consideration can eliminate a specific style roof. For example, elements like 2nd story dormers and windows will immediately limit the style of roof you can use. Much of the time the right roof style comes down to the process of elimination.

Gable roofs are by far the most popular choice among homeowners. We often hear the gable roof come up early in the design process as a first preference. We always talk homeowners through the details of each roof style and the variable costs of each style. Even though a gable roof may be possible architecturally, it may cost considerably more than choosing a shed roof for example. The most important aspect is choosing a roof style that will work most easily with your existing house. The next step is to walk you through your options and give you the pros and cons of each option so you make an informed decision.

Learning roof styles

  • Gable Roof – a gable roof resembles a triangle with two sides sloping down from a center line. Gable roofs are the most popular roofs in outdoor structure design.  The most requested roof is a gable roof with an open gable that allows sunlight to fill the room. A gable roof can sometimes be the easiest one to attach to the house, especially with a sidewall porch connection.
  • Hip Roof – a hip roof has 3 or more sides that all slope downward from a common point. Hip roofs are generally chosen to match the roof of an existing hip roof home. If your porch is facing south then a hip roof will provide more shade to the space. This roof style will cut down on some of the sun that enters the porch and make it more comfortable to use in the summer months. roof-styles
  • Shed Roof – a shed roof is a flat roof that slopes in one direction from the home.  If your porch will have a house connection, a shed roof is usually the easiest choice from a cost and construction standpoint. In order for a shed roof to work with a roof connection, the roof of the house has to be higher than the shed.  Tying a shed roof into the existing roof of your home is not economical.
  • Flat Roof – a flat roof is built from the same principles as the shed roof. A flat roof usually has less slope and is horizontal or nearly horizontal.This roof is sometimes used as a last resort when a gable or shed roof is too difficult or too expensive. We suggest a flat roof when there are windows or dormers on the 2nd story you don’t want to cover. Flat roofs are not completely flat as their name would have you think. Flat roofs contain a slight incline that is usually 2 inches for every 12 feet to make sure water will not pool and cause damage. The biggest reason we steer away from flat roofs is the debris that can accumulate on a flat roof. This is especially a problem if your porch is located in a location with a lot of trees. Debris on a flat roof can act as a dam and prevent water from running off properly. Flat roofs can “bog” up with leaves, sticks and other debris which can lead to moisture problems and eventually leaking. Flat roofs require maintenance twice a year to prevent debris accumulation. Maintaining a flat roof requires someone climbing onto the roof and blowing off the debris. If you are not prepared to do this, or hire someone to do it for you, then we recommend not considering a flat roof as an option for your porch.

We always ask the homeowner if they are building the porch for themselves, or for their neighbors to look at. This system is the perfect answer to turning your screened porch space into a 3 or 4 season room space by providing more protection from the elements and insects. By installing an Eze-Breeze system you can decide how much, or how little window you use at any given time.

Unlike traditional windows, the Eze-Breeze system does not require a traditional window frame. The window panels are custom-sized to fit your existing openings without expensive re-framing. So you can keep out the chilly wind in the fall without having to build a Sunroom! In addition the vertical 4-track unit  gives you the capability of opening the windows up to 75% of the window area, which is well over the 50% offered by traditional glass products. This feature allows you to maintain the features and view you love about your screened porch by simply opening the windows when you like. This option also gives homeowners added air circulation to help keep the area cool on those balmy Georgia afternoons.

Cleaning your Eze-Breeze windows is a breeze. The window vents tilt in for easy cleaning and they can be ordered in clear, bronze and gray tints to reduce the sun’s glare as well. Cleaning the windows only requires using a solution of Woolite or Murphy’s oil soap, a soft cloth, and water. It is recommended that you remove your rings, watches and bracelets before cleaning the windows because the vinyl can be punctured by sharp objects. We also recommend a final cleaning with a moderate amount of our Vinyl Cleaner available from your PGT distributor. It will prolong the life of your Eze-Breeze Sliding Panels and reduce static electric charges that attract dust. Never use ammonia, ammonia based cleaners or dishwashing detergents and soaps, as they can harm vinyl. It is recommended to clean the windows twice a year for optimum results. Are you tired of the hot Georgia sun beating down on you every time you go out to use your deck or patio? Many homeowners turn to us to help them convert their sunny deck or patio into a covered deck, screened porch or  covered patio. If you have a deck, often at least 50% of your structure can be re-usable in terms of converting it to a porch. In order to accommodate a roof though, most scenarios may require additional footings and larger posts. Even if you are looking to change the size of your area, we can typically use the existing structure and enlarge it which will save you at least 15-30% of the cost.

In using your existing deck, bug control is the key factor in determining if we need to replace the decking boards or install a layer of screen beneath the boards to keep the bugs out of your screened porch. If your existing deck is still in good shape we may only need the screen installed as long as there enough room under your deck for us to install it.

Patios are also sometimes ready to convert to a screened porch. If you have a patio that you are looking to convert and the patio is raised, then in most cases it has the appropriate footings necessary to accommodate the added weight of a roofed structure and therefore we can place the posts on the top edge which will allow you a 30% savings. If your patio is on the ground, it typically doesn’t have turn down footings and cannot accommodate the added weight of columns. Based on your patio’s condition and age this may be cause for an exception. If your patio is 15 years old and doesn’t have a crack , the building inspector may allow us to build atop that. When we construct a flat patio, we typically build in the cost of installing footings underneath it. Depending on the county and city you reside in depends on the individual restrictions.

Other considerations to keep in mind are whether or not your structure has any constraints such as a deck or patiothat has a  restricted tie into your existing home in a certain spot. Sometimes move stairs because having stairs leading to a door is awkward at best and could be dangerous so typically we suggest adding a landing for the door of the porch. The width of your stairs also needs to match the width of your screen porch door.
